(e-mail submittals will not be accepted) IF THESE CORRECTION ITEMS ARE ON STAMPED PAGES THEY WILL REQUIRE THE DESIGN PROFESSIONAL OF THAT DISCIPLINE TO PROVIDE AND STAMP THESE NEW PAGES OF CORRECTIONS. Please provide a letter addressing the fowling corrections:
? 1. PLEASE PROVIDE PLANS THAT MEET THE FOLLOWING REQUIREMENTS: o Plans for outbuilding projects shall be a minimum of 11" x 17", printed, in order, and stapled together. Plans drawn in pencil will NOT be accepted for submittal. Two complete sets of legible building plans are required. THESE DRAWINGS SHALL BE DIMENSIONED AND DRAWN TO SCALE. All drawings shall show conformance to all applicable local and state building codes. (ALL METAL BUILDINGS REQUIRE a Colorado Architect or Engineer stamp, it must appear on each sheet of design drawings and all other documents submitted.) The plans must be specific to the property. ? 2. ELEVATIONS DO NOT MATCH PLANS, PLEASE PROVIDE: o Elevation views. Provide four views of structure that show dimensions; reflect the actual grade levels, windows, doors, roof coverings, identification of exterior materials. ? 3. PROVIDE FLOOR PLAN: o Floor plans. Show all dimensions, room identification, window size and type, water heaters, furnaces, ventilation fans, plumbing fixtures, location and construction details for stairs and handrails, etc. Clearly indicate on the plans the size of all exterior headers. Include the type and fuel source for any heating appliances to include water heaters, furnaces, etc. ? 4. PROVIDE A SITE PLAN MEETING MINIMUM REQUIREMENTS OF PLANNING APPLICATION/CHECKLIST: o SETBACK REQUIREMENTS: o A-1 With a survey, the minimum setback from all property lines is 50’ o Without a survey, the minimum setback from all property lines is 55’ o Impervious: 25% o Height restrictions: Residence 35’ Other structures 50’ NOTE: The remainder of the review will be completed as soon as the items are addressed.
