PLEASE PROVIDE TWO COPIES OF THE FOLLOWING TO COMPLETE THE PLAN REVIEW PROCESS: A WRITTEN RESPONSE FOR EACH ITEM LISTED BELOW IS REQUIRED THAT SPECIFICALLY IDENTIFIES THE REVISION OR CORRECTION BEING MADE, AND 2 SETS OF BUBBLED OR HIGHLIGHTED REVISED DETAILS AND DRAWINGS ON NEWLY TO BE SUBMITTED PLAN SHEETS. (e-mail submittals will not be accepted) IF THESE CORRECTION ITEMS ARE ON STAMPED PAGES THEY WILL REQUIRE THE DESIGN PROFESSIONAL OF THAT DISCIPLINE TO PROVIDE AND STAMP THESE NEW PAGES OF CORRECTIONS. Please provide a letter addressing the fowling corrections:
? 1. Identified on plans. ? 2. Please provide complete to scale elevations, per Teller County application requirements. Include sizes of all windows and doors. Is the “Right” elevation missing a window? Landings are required for all doors. ? 3. Identified on plans. ? 4. On-demand W/H identified as a gas appliance. Address combustion air. Prohibited location per sec. G2406.2 of 2015 IRC. ? 5. Address on plans. ? 6. A5 identifies snow load at 30 LL, minimum 40 LL is required in Teller County. Please provide a complete roof-framing plan per Teller County application, include blocking, location of skylights, and ice/water use. Engineering required. ? 7. Engineering required: o A4: complete finalized foundation design per engineer’s note #1, the plan shall contain foundation wall design with vertical reinforcement, steps, openings in a wall such as windows/doors (lintels). Include pier to steel post to m-lam beam connections. Please see Teller County application for further requirements. o A5: provide structural details for widow/door headers, complete framing/design for the bay window frame-out, and include a section of that wall construction.

(Whole house mechanical system can be used instead of the required natural ventilation.) ? 2. Please provide complete to scale elevations, per Teller County application requirements. Include sizes of all windows and doors. Is the “Right” elevation missing a window? Landings are required for all doors. ? 3. What type of fireplace/woodstove to be used? ? 4. Is the on-demand W/H gas or electric? See sec. G2406.2 for gas appliances prohibited locations of 2015 IRC. ? 5. Is the garage door to be used for vehicles (garage use)? Bedroom door can’t open into that space, and the rest of residence has to be fire protected. Please address. ? 6. Please provide a complete roof-framing plan per Teller County application, include blocking, location of skylights, and ice/water use. Engineering maybe required. ? 7. Engineering required: o A4: complete finalized foundation design per engineer’s note #1, the plan shall contain foundation wall design with horizontal/vertical reinforcement, beam pockets, steps, openings in a wall such as windows. Include pier to steel post to m-lam beam connections. What is the PSF of the foundation design?
