PLEASE PROVIDE TWO COPIES OF THE FOLLOWING TO COMPLETE THE PLAN REVIEW PROCESS. A WRITTEN RESPONSE FOR EACH ITEM LISTED BELOW IS REQUIRED THAT SPECIFICALLY IDENTIFIES THE REVISION OR CORRECTION BEING MADE. BUBBLE OR HIGHLIGHT ALL REVISED DETAILS AND DRAWINGS ON NEWLY SUBMITTED PLAN SHEETS. IF THESE CORRECTION ITEMS ARE ON STAMPED PAGES THEY WILL REQUIRE THE DESIGN PROFESSIONAL OF THAT DISCIPLINE TO PROVIDE AND STAMP THESE NEW PAGES OF CORRECTIONS. Please provide a letter addressing the fowling corrections:
? 1. Please dimension the plans in more detail. ? 2. Provide a floor plan. ? 3. Soils Waver signed identifies three types of the foundation that may be used with it, however foundation provided does not meet the requirements of the soils waver. Please redesign to meet minimum requirements or provide engineering. ? 4. BCI joist used as a ridge requires engineering per Teller County Building Code Sec. R802.2.1 ? 5. 2x8 rafters 24” O.C. are over-spanning the allowable distance per Table R802.5.1(6) ? 6. Please identify all headers, if utilizing manufactured wood products engineering may be required. ? 7. Clearly identify the walls from the foundation and show final grade. ? 8. Provide more detailed cross sections & details of the construction: Show size and spacing for all framing members such as floor beams, headers, joists, sub floor, wall/roof construction. More than one cross section may be required to clearly portray construction. Show details of all wall and roof sheathing, roofing materials, roof slope, ceiling height, siding material, footings ,foundation, stairs, fireplace construction, thermal insulation etc. Provide construction details illustrating attachment for all parts of the building. ? 9. Provide specs for the blocks used in the masonry walls, and details of their construction. Masonry construction required to meet minimum standards of sec. R606, 2003 IRC. o Reinforcement of the masonry walls shown do not meet minimum requirements of sec. R606.11.2.1.3, comply with the min. code or provide engineering.
