CDSD Director and Teller County Planner met with parcel owners to review concept and design. Building will meet setbacks and will contain a retort, parking area for off-loading, refrigeration unit, prep table etc. No expansion of current business or increase in capacity, just a purpose built facility. Also present at the meeting was the Public Works Department Head, Fred Clifford to discuss FUE requirements, TCWU impacts etc.
Subsequent meeting with Teller County Coroner to confirm this is not a County facility, it is a privately owned and operated commercial facility. The county does purchase use of the facility and or/its pick up services from time to time as there is no Teller County Mortuary.
No issues from planning as long as it is constructed in conformance with the site plan submitted and used pursuant to the submitted narrative. Of note, it will be constructed on a C-1 Parcel inside of a Growth area and as such has no requirement for a side setback (plans indicated 5 feet). Also, it will be in view of a Scenic Highway (U.S. 24) and was indicated to be earth color with a red roof, appearing to be similar to an agricultural building

Please re-submit structural building plans designed to 2015 IBC. (current plans state 2003 & 2009 IBC) ? 3. S1- foundation design is to “maximum” 3,000 p.s.f., soils report 1707-53 shows 2200 p.s.f. “0-5’. Please submit re-designed foundation to address minimum allowable soil bearing pressure. ? 4. Please submit energy compliance to 2009 IECC or “Com-check”, include electrical, mechanical, and plumbing. ? 5. Please submit complete electrical, mechanical, and plumbing plans for review. Engineering is required.
